This lovely house takes advantage of its prime position. Built in the late 70’s to a very demanding standard and enlarged recently into a large home with rentable guest accommodation and boasts a beautiful pool and marvellous garden.




5 bedrooms, 2 large living rooms, an office, 2 kitchens, a bathroom, a shower-room, two separate w.c.’s, a laundry room with a shower, central heating and storage area and internal garage. An absolutely fabulous terrace runs along the back of the house, overlooking the pool and garden. There are a couple of other outhouses and in the front of the house a protected vegetable garden, facing south. Central heating is throughout the house.

In detail- the main door opens into a large hallway, leading to the kitchen: the study is on your left, and the 45m2 living room on the right. This, like the kitchen has beams, and a marvellous fireplace: the room runs along the side of the house, with another door into the kitchen: there is an adorable covered terrace outside the back door. The garage is at the end of the house, and the central heating unit and cave/store-room face the front. The other three bedrooms are not included in the rental situation.

The 9 X 5 metre salt pool is heated with a heat pump, and is well situated for all day sunshine, as is the whole property, but with plenty of shady spots.

This property is 5 minutes away from Javerlhac village, which has a butcher, bakers, a small supermarket, bar/restaurant, hairdressers and a good builders yard. Nontron is 10 minutes in the other direction, and it has everything on a larger scale, which one would expect for one of the main towns of the Dordogne/Perigord.

Imagine countryside with low rolling hills with fields in the valleys and woods of oaks and chestnuts higher up. Peace and quiet reigns here, until you venture into the small towns, like Nontron, Brantôme, St Jean de Côle or Thiviers. These are gentle places to sustain your calmer way of life.

If you wish to pursue bigger towns, there is Perigueux, Angoulême and the larger well known porcelain town of Limoges, all within an hours drive. As are the airports of Limoges and Angoulême ( also TGV to St Pancras, London): Bergerac and Poitiers are within 90 minutes as well.
